About the Company
Our client is a dynamic and expanding Tier 2 building contractor with a strong reputation for delivering high-quality projects across Ireland. With a growing portfolio of residential developments, they are seeking a talented Senior Quantity Surveyor to join their team and play a pivotal role in shaping the success of two major residential/apartment schemes in Limerick City.
Role Overview
As Senior Quantity Surveyor, you will take full commercial responsibility for two large-scale residential/apartment development sites. You will manage all aspects of cost control, procurement, and financial reporting, ensuring projects are delivered on time, within budget, and to the highest standards.
Key Responsibilities
Cost Management: Prepare and manage budgets, forecasts, and cost plans throughout the project lifecycle.
Tendering & Procurement: Lead tender processes, evaluate bids, and negotiate with subcontractors and suppliers.
Contract Administration: Manage contracts, variations, and claims in line with company and client requirements.
Financial Reporting: Produce accurate monthly cost reports and cash flow forecasts for senior management.
Risk Management: Identify and mitigate commercial risks to protect project profitability.
Stakeholder Liaison: Build strong relationships with clients, design teams, and subcontractors to ensure smooth project delivery.
Team Leadership: Mentor junior QS staff and contribute to the development of the commercial team.
Requirements
Degree-qualified in Quantity Surveying or a related discipline.
Minimum 7+ years’ experience in a QS role, ideally with a main contractor.
Strong knowledge of Irish construction contracts and regulations.
Excellent negotiation, communication, and analytical skills.
Ability to work independently and as part of a collaborative team.
